• Review Contract of Purchase and Sale and make note of all dates.
  • Order land title searches, tax information, a survey certificate (where required by mortgage lender), and municipal by-laws (where required by mortgage lender).
  • Review searches.
  • Check insurance requirements.
  • Arrange for insurance where necessary.
  • In the case of strata lots obtain Strata Form F and B.
  • Prepare or attend to the the following:
    • Assessment Authority documents
    • Residency Declaration
    • Freehold Transfer Form A
    • State of Title Certificate Request
    • Mortgages
    • Seller's Statements of Adjustment
    • Buyer's Statements of Adjustment
    • Discharge of Mortgage
    • Letters of Undertaking
    • Search Land Title Office before registering documents
    • Register documents
    • Search Land Title Office after registering documents
    • Receive funds
    • Do in & out cash statement
    • Disburse funds
    • Report letters to buyer, mortgagee, real estate agent
