Sale

  • Review Contract of Purchase and Sale and make note of all dates.
  • Order land title searches, tax information, a survey certificate (where required by mortgage lender), and municipal by-laws (where required by mortgage lender).
  • Contact the Seller for information about the proposed sale and confirm execution appointment.
    Confirm with Buyer's lawyer that our office is acting for the Seller and confirm delivery of documents for the Seller's execution.
  • Order land title searches, tax information, a survey certificate (where required by mortgage lender), and municipal by-laws (where required by mortgage lender).
  • Contact the Seller for information about the proposed sale and to confirm appointment.
  • Receive documents from Buyer's lawyer and confirm nature of undertakings.
  • Contact lender to obtain payout of mortgage information. 
  • Prepare discharge of mortgage for registration at the Land Titles Office.
  • Meeting with the Seller to review and sign documents.
  • Send documents back to the Purchaser's lawyer.
  • Receive sale proceeds and deposit into our trust account.
  • Payout Mortgage. 
  • Report to all parties.
